Step 1 brain storm

Initial Consultation

Your Experience begins with a detailed Project Questionnaire, followed by a personalized consultation held online or in person. This conversation allows us to carefully review your vision, expectations, and priorities. By gaining a deep understanding of your budget, timeline, and desired outcome, we set the stage for a smooth and highly tailored process.

Step 2 agreement

Authorize Agreement

You’ve decided we are the perfect fit for your project. Fantastic! Every project is unique, and so is our agreement. Whether you're creating your forever home or a builder developing spec homes, we tailor our contract to ensure mutual clarity and expectations. Once we receive your initial investment of $1250, we begin working on Concept Development.

Step 3 design process

Concept Development

Now's the time to develop initial concepts based on your requirements. At this stage, 2D concepts are used to figure out which direction is the best to pursue for what you envisioned.

Step 4 buildings

Once you've reviewed the initial concepts and selected one. We get to work on refining it according to your feedback. Our goal is to ensure every detail aligns with your vision. To help you better visualize the home, we may create 3D models of key areas. Every project gets three revisions included in our pricing, that way if you want to refine your plan you dont have to worry every time you want to make a change.

 
Step 5 blueprint

Elevation Development

We're really on a roll here- making the fine tunes/tweaks on the floorplan and moving forward to what the outside is going to look like. We'll ask you to consider material selections, interior finishes, and exterior façade treatments.

Step 6 Development

Biddable Set


Once the project’s square footage has been confirmed, the plans move to billing and we begin developing the detailed floor plan package. This “biddable set” is prepared so you can confidently share it with builders, subcontractors, and engineering or architectural professionals for accurate bid proposals.

Step 8 Engineer

**Engineering**

You will send it off to the engineer of your choice, whether that be one you have a long standing relationship with, or one of our trusted options. Then we sit back and wait... a little. There's still time for 3D renderings.

Step 9 3d Design

3D Renderings

We get busy rendering your project while the Engineer crunches the numbers.

Step 10 Post Engineering

Post Engineering

Once engineering is back from your chosen engineer, we incorporate it into the plans. After your engineer reviews what is incorporated and approves, they will provide the stamped plan set you’ll need for permit submission.

Step 11 regulation

Regulatory Approval and Permitting

We are happy to address any feedback or revisions that are in our scope when requested by regulatory agencies. Every plan reviewer has different intricacies, and we're still here to assist with the process.

Step 12 On Going Support

On-Going Support

We offer ongoing support to you or the contractor throughout the construction phase, which encompasses answering inquiries, assessing shop drawings, and conducting site visits (subject to an additional fee). Our team is dedicated to resolving any issues or accommodating changes that may emerge during the construction process.
